Groundsworth
Appraisal software for land-first firms

The report assembles itself as you work.

Comps, maps, analysis and the narrative live in one workspace. By the time you open the report, most of it is already written — you refine, conclude, sign and deliver.

Built for rural land, ranch and ag practices. Modern web — nothing to install.

Why Groundsworth

Retire the stitched stack.

A land firm sells exactly one artifact — the report. Yet most tools treat it as an afterthought, hand-assembled at the end from four disconnected programs. Groundsworth inverts that: every screen feeds the document.

With Groundsworth

One workspace, report-first.

A comp added to the grid is already a grid exhibit. A drawn map is already a numbered comp map. A reconciled value is already the letter of transmittal.

How it works

Five stages, one direction: toward the signed report.

Every job moves through the same spine. Each stage leaves the document further along than it found it.

  1. Overview

Engagement, client, intended use and users, effective date. The letter of transmittal starts here.

  2. Subject

The property — legal description, inspection extent, site facts, photos. Each one lands in its section.

  3. Comparables

Search your firm's verified database on the map, drop comps into the grid. The grid is the exhibit.

  4. Analysis

Adjustments, approaches, reconciliation. Highest & best use with the four tests. You conclude the value.

  5. Report

The document is substantially built. Refine the narrative, run preflight, sign, save a named version, deliver.

Product

Everything a land practice runs on, under one roof.

Comp database

Your database, made excellent.

A private, verified comparable-sales database that belongs to your firm. Upload a sheet and AI maps the columns; nothing enters the verified set until a person confirms it.

Report Studio

A word processor that already knows the job.

Write in the browser with in-document review, region locks for simultaneous editors, and live values bound to your analysis — no copy-paste drift.

…the subject's highest and best use is continued agricultural use with recreational utility, supported by the analysis in Section 6. Our opinion of market value is $1,480,000
Map-first research

Draw the search on the map.

Statewide Texas parcel data. Draw a polygon, filter your comps inside it, capture the view as a numbered exhibit.

Named versions

Versions that hold up.

A delivered version is immutable — it re-downloads byte-identical years later, and today's comps never silently substitute themselves into last year's report.

AI, in its lane

AI drafts. You decide.

AI maps import columns, classifies documents and drafts template language — for every seat, not a top tier. It cannot conclude a value.

Collaboration

Two appraisers, one report.

Real-time co-editing with region locks, in-document review threads, and a formal review workflow — approve, approve with conditions, or send back.

Compliance spine

The workfile keeps itself.

Custody with a retention clock, litigation hold, delivery preflight with typed blockers, and checksum-verified snapshot export.

Branded delivery

Your letterhead, your look.

Firm branding kit, merge templates with live preview, and delivery as polished DOCX and PDF — including TxDOT ROW and LA DOTD forms.

Data & security

Your data is yours.

In non-disclosure states, a firm's verified comp database is its moat. We make it excellent — we never claim it, mine it, or resell it.

Walled off, at the deepest layer

Your firm's data is fenced off from every other firm's at the deepest layer of the system — not by an app setting someone could get wrong.

Tested for leaks, before every release

Every change to the platform must prove it cannot show one firm another's data before it ships. Not a policy — a test that blocks the release.

Legal gates, not warnings

Source-license rights gate what can be promoted or embedded, and Texas Tax Code §25.025 owner-name suppression blocks publication outright — a hard stop, not a dismissible dialog.

“The firm's data is its moat. We make it excellent — we never claim it.”

Principles

Three rules we won't break.

“The appraiser holds the pen.”

Value conclusions are human-only, enforced mechanically — not hidden in the UI, rejected at the platform's core. Your signature means what it says.

“AI is table stakes, not an upsell.”

Every seat gets the same assistance. We will never tier-gate the tools that make your work faster behind a premium plan.

“A report version is more than a file.”

A named version captures exactly what you saw when you signed — values, media, exhibits — and reproduces it exactly, on demand, indefinitely.

Extension packs

The jurisdiction is a pack, not a fork.

Appraisal types and jurisdictions ship as versioned extension packs. A job pins the exact pack release it was built with — so a Texas ROW job and a Montana DNRC job run on the same core, each with its own forms, rules and templates.

Your firm can author its own packs too — same rails, same write-once guarantees. Texas-first at launch; national by architecture.

We're building this with land firms, not for them.

Groundsworth is in development with a small group of land-first practices. If your firm appraises rural land, ranches, ag operations or right-of-way — we'd like to build it with you.
